A new duplex in Malabar for two brothers who are making the most of the old family home site.
The old family home is demolished to make way for the next generation. Property prices in Sydney were the main factor in the decision to move back to their childhood suburb and develop this site into two good sized homes, side by side. The brief was to design an efficient yet spacious plan that maximised the sites potential for redevelopment whilst maintaining a good back yard and off street parking.
Once the plan was largely resolved the individual requirements and tastes of the future neighbours were incorporated. Construction efficiency was maximised yet flexibility in the layouts allowed each to respond to orientation, interior finishes and changes in layout of areas such as the kitchen.
The resulting design provides a contemporary yet laid back feel that suits the suburbs coastal location. Materials, finishes and details not typically employed by your average developer are incorporated so that the building appears more homely but still distinctly contemporary. An important part of the approach was to avoid enhancing the symmetry in the facade by not having any clear central 'division'. Instead the centre is treated with a common native garden at ground level, and a planter that spills over the front on the first floor.
